What happens to a shared Washington security deposit when one roommate moves out?▾
The landlord typically returns the deposit to all co-tenants at the end of the tenancy under RCW 59.18.280, not when one roommate leaves. A written roommate agreement specifying deposit contributions and how the deposit will be split at move-out is the clearest protection. Without one, each roommate's contribution is determined by their proportional payment history.
Can I evict my Washington roommate if I'm the primary leaseholder?▾
If the roommate is your subtenant (not on the main lease), you can serve a notice using Washington's eviction process (RCW 59.12.030). If they're a co-tenant on the same lease, you cannot unilaterally evict them, you'd need to involve the landlord. Washington's Just Cause Eviction law (RCW 59.18.650) applies to co-tenants as well.
